I’m Still Alive!

Hey there!

I just wanted to check in and say hi. I miss you guys and I miss blogging but this week has been so hectic I’ve barely been able to keep up with my normal responsibilities.

Last Thursday, the day before we left for New York, I went under contract to buy the townhouse that Adam and I fell in love with. I talked about the townhouse a little bit the day we found it in this video:

The one condition for the sale to go through, was that the seller wanted a loan commitment within 21 days. Normally this process takes 30 to 45 days. My mortgage broker said she could get it done for me within 21 days but I needed to be ON TOP of all the paperwork.

The last few days I have been in full on mortgage mode. I’ve been gathering paperwork, reviewing HOA documents, ordering inspections and appraisals and land surveys… Trying to keep up with everything has been a little crazy, especially because I am behind at work since I took last Friday and this past Monday off. Plus it’s not like the Hansons plan reduces mileage just because life is stressing you out!

As of now everything on my end has been handed in and my file has been sent to underwriting for approval.

I’ll be back to my normal blogging schedule on Monday! And hopefully my stress levels will come back down to normal sometime soon too.

Thanks for sticking around even when I go missing for a few days. I really appreciate it because I know there are so many other running blogs out there!

    Good luck with the house stuff! I know that can be such a stressful process. And to deal with that while also marathon training can’t be easy!

    I didn’t realize how stressful buying a house was until we bought ours. No one tells you how much hoops you have to jump through and that the time crunch is SO stressful and feels weirdly arbitrary. In the end, it takes a lot of the joy and excitement out of being a first-time homeowner, and I don’t think that’s fair.

    Are you buying the house on your own, or is Adam on the mortgage too?

      I agree! I imagine when you finally have the keys to the house it feels great, but so far it’s been so stressful.

      Our original intention for was both Adam and I to be on the mortgage and for us to obtain either a 10 or 15 year mortgage. However, Adam is a no debt kind of guy. His car has been paid off for many years and he has no interest in buying a new one, he doesn’t have any credit card debt and he never took out any student loans or anything like that.

      When the mortgage company ran his credit to put him on the mortgage he didn’t have a credit score at all because he has no credit history. Because he doesn’t have a credit score, and we want to get a conventional mortgage, he’s not able to be on it right now. I pre-qualified for a conventional mortgage on my own, but a 30 year, so Adam just applied for his first credit card to start building his credit, and a year from now we hope to re-finance into a 10 or 15 year together.

      That whole thing has stressed me out even more just because I’m positive with both of our incomes and savings we would easily get approved by underwriting for the townhouse. On my own I’m less sure. My mortgage broker assures me that I qualify but it’s hard for me to understand because if Adam didn’t exist, I would never stretch my budget this far on a mortgage payment. I’m only doing it now because I know Adam will pay half the payment.

      Fingers crossed that it goes through because we’ve already spent so much money on the inspection, appraisal and land survey!

    I have done this so many times over my blogging time. Sometimes I just can’t read or write, or anything…
